The process and requirements for development approval are unique to each city. The applications and information below will assist you as you prepare your development submittal.

Zoning or Platting Applications

Formal applications for zoning or platting must be submitted according to the dates listed in the Schedule for Planning and Zoning Commission Meetings and Application Deadlines.

Planning Department Assistance

It is highly recommended that you coordinate with the Planning Department before submitting your application. This helps ensure that you understand the process and requirements.

Pre-Application Conference (PAC)

For developers with more complex projects, it's recommended to schedule a Pre-Application Conference (PAC) to discuss any issues or details with development review staff. Contact the Development Liaison to schedule this meeting.

Development Review Committee (DRC) Review

The Development Review Committee (DRC) will review the application(s) and plans within ten business days of submission to ensure compliance with city codes and requirements.

 After the DRC review, the applicant will receive comments from the Planning Department detailing revisions or additional information needed. The applicant must address these comments and submit corrected plans to the Planning Services Department in a timely manner.

Final Submission for Planning and Zoning Commission

If the application(s) require action by the Planning and Zoning Commission, the final corrected plans must be submitted at least four business days prior to the scheduled public meeting.

Applications

Make sure the application(s) is filled out completely before submitting for review to avoid delays. After submitting, the Planning Department staff will do a preliminary check to make sure application is complete within two business days. If additional information or documents are required, the applicant will be notified.

*A minor plat is one that: 1) results in four or fewer lots; 2) does not require extension of any municipal facilities to serve any lot; and 3) all lots front onto an existing street and no construction or extension of street or alley is required (Amarillo Code of Ordinance, Section 4-6-40)

^Notification is required when as replat of an area limited by a zoning classification or deed restrictions for no more than two residential units per lot (Section 212.015, Local Government Code) **A major plat is one that does not meet the definition of a minor plat above.
